General Terms & Conditions for the Rental of Holiday Accommodation Vacation accommodation / Landlord
The following general terms and conditions apply to the use of the above-mentioned vacation accommodation:
1. SCOPE OF APPLICATION
The General Terms and Conditions apply to the rental of the vacation accommodation for lodging as well as all other services provided by the landlord for the guest.
2. BOOKING
The booking of the vacation accommodation is concluded by the booking confirmation, which is sent to the guest following the online booking. The booking is therefore legally binding upon receipt of the booking confirmation. The booking also constitutes acceptance of these general terms and conditions and the house rules, which were made available to the guest in advance.
3. STAY
The vacation accommodation including inventory and the facilities belonging to the house are to be treated with care by the guest. The guest is responsible for cleaning the vacation accommodation during the rental period. The guest must also ensure that the windows are closed, the lights are switched off and the radiators are turned down when leaving the accommodation. Use of the vacation accommodation is reserved for the guests specified at the time of booking. If more people use the vacation accommodation than agreed, a separate fee of 50 euros per person per day must be paid. Subletting and transfer of the vacation accommodation to third parties is not permitted. During the stay, the house rules sent to the guest for their information shall apply. The landlord is entitled to terminate the tenancy immediately and without notice in the event of breaches of the GTC or the house rules. There is no legal entitlement to a pro rata refund or compensation.
4. PAYMENT
The guest is obliged to pay the landlord's applicable prices for the provision of the vacation accommodation and the other services used by him.A deposit of 100% of the total amount is due within 2 days of receipt of the invoice.The payment is to be transferred to the landlord's account.For short-term bookings, the total price must be transferred within 1 day of the booking confirmation.In the event of late payment, the guest will receive a payment reminder.If no payment is made, reminders with a reminder fee of 10 euros each will be sent to the guest.
5. WITHDRAWAL
The guest has no free right of withdrawal.In the event of withdrawal, the guest is obliged to pay part of the agreed price as compensation. The amount of compensation is based on the following table: Cancellation up to
45 days before the start of the rental period: 10 % of the rental price,
44 - 33 days before the start of the rental period:
30 % of the rental price
32 - 22 days before the start of the rental period: 60 % of the rental price
21 - 13 days before the start of the rental period:
80 % of the rental price 14 days before the start of the rental period - start of the rental period: 100 % of the rental price
Cancellation must also be made in writing.
The landlord can cancel the booked service without giving reasons up to days before arrival. Payments already made will then be refunded to the guest in full. A later cancellation of the contract is also permitted in the event of force majeure or other unforeseeable circumstances that make the booked stay impossible. In this case, liability is limited to reimbursement of the rental price. In the event of justified withdrawal, the guest shall not be entitled to compensation. Liability for travel and hotel costs is also excluded. We recommend that you take out travel cancellation insurance.
6. LIABILITY
The landlord is liable for the proper provision of the rental property within the scope of the duty of care.Liability for any breakdowns or faults in the water or electricity supply as well as events and consequences due to force majeure are excluded.The landlord also accepts no liability for the loss of items or theft in the house or on the property.The guest is liable for damage caused by the guest through willful intent or gross negligence. Arrival and departure are also the responsibility and liability of the guest. In addition, if the keys are lost, a fee of 400 euros will be charged for the vacation accommodation, if handed over. The tenant is liable for unusually high electricity costs (e.g. mining) and for internet service costs caused by the tenant.

7. WRITTEN FORM
Amendments and additions to these General Terms and Conditions must be made in writing.This also applies to amendments to this written form clause.Furthermore, no verbal agreements have been made.
8. PLACE OF JURIDICATION
is the place of business (In der Halde 1, 77960 Seelbach) of the vacation apartment.
9. SEVERABILITY CLAUSE
Should individual provisions of these General Terms and Conditions of Business be invalid or unenforceable or become invalid or unenforceable after we become aware of them, this shall not affect the validity of the remainder of the General Terms and Conditions of Business.The invalid or unenforceable provision shall be replaced by a valid and enforceable provision whose effects come as close as possible to the economic objectives pursued by the parties with the invalid or unenforceable provision.
House rules
Dear vacation guests!
Our vacation apartment should be a second home for you. You should feel comfortable and be able to relax. We have put a lot of effort into the furnishings, and hope you will find everything you need. The following house rules are intended to help you enjoy a harmonious stay. We have also listed some rules which we hope you will understand. Treating the apartment properly will allow us to offer you and other guests satisfactory accommodation.
General
If anything is missing in the apartment, or you need help, please contact us. All things that are in the apartment/house or on the balcony or terrace-or belong to it, may be used by the guests. Please handle all furnishings and inventory carefully and treat the rental property carefully. Please ensure that your fellow travellers also comply with the rental conditions.
Allergy-friendly furnishings
The house is allergy-friendly (oak floors in 4 bedrooms, 2x wool carpeting, allergy-friendly bedding, 1 Swiss stone pine bed, 2 rattan beds, 2 solid wood beds). We use ecological cleaning agents & soaps.
Kitchen
Please treat the kitchen equipment and technical appliances with care. As nobody likes a dirty kitchen, please only put dishes, pots and cutlery in the cupboards when they are clean and dry. Please do not place hot pots and other hot objects on the tables or worktop without a trivet. Always use a chopping board as a base when cutting. Please leave the interior of the oven and microwave in a clean condition.
Damage
Nobody intentionally damages things, but something can happen to anyone that something breaks. We would be pleased if you would inform us of any damage so that we do not have to wait until after your departure to discover it during the final cleaning. The tenant is liable for damages in the amount of the replacement costs. To avoid mould growth, we ask you to ventilate the rooms sufficiently, at least once a day, for 5–10 minutes, especially after showering.
Duty of care
We ask our guests to treat the rental property carefully and ensure that fellow travelers and relatives comply with the rental conditions. The entrance door should always be closed and locked when leaving the house. All (roof) windows should also be closed when leaving the apartment, and awnings should be retracted to prevent possible damage caused by storms or burglary. Water and electricity resources must be used sparingly. Waste disposal is separated into residual waste, glass, paper and packaging (plastic, polystyrene, tin cans) with the green dot. Appropriate containers are available on the property. Please only use garbage cans and cosmetic bins in the bathroom with bin liners, and dispose of these in the residual waste garbage can. No waste, leftover food, harmful liquids or similar may be thrown or poured into the kitchen sink, toilets, washbasins or showers! Avoid anything that could lead to blockages in the pipes (no toiletries in the toilet).
Should a mishap occur (extreme dirt, liquids on the floor or work surfaces, etc.), we ask you to clean it up immediately. We invite you to leave the apartment swept clean on departure and to put all used dishes back in the cupboards.
Quiet times
In the interests of good neighborly relations, we ask you to observe the public rest periods such as midday, night and Sunday. Out of consideration, quiet should also be maintained in the vacation apartment itself between 10 p.m. and 7 a.m.
Internet/WLAN
A wireless internet connection (WLAN) is available in the vacation apartment/holiday home. The access code is available in the apartment. Using the Internet with your WLAN-enabled device (notebook, PDA, smartphone, etc.) via the WLAN connection is free for the tenant. You use the Internet at your own risk; the landlord excludes any liability concerning the tenant's use of the Internet. For the use of Internet access via WLAN, the WLAN usage rules must also be observed. Please understand, however, that we (must) secure ourselves against misuse with a signature on your part.
Smokers
Smoking is not permitted in the apartment. In the event of non-compliance, a cleaning fee of 250 euros will be charged. Please leave the vacation apartment/house when smoking.
Pets are not allowed
Bringing pets is not permitted. In the event of non-compliance, an extra cleaning fee of 250 euros will be charged.
Parking facilities
You can park directly on the roadside before the vacation apartment/house; other public parking spaces are nearby. If a parking space is made available to you, this does not constitute a safekeeping agreement. The landlord is not liable for loss or damage to motor vehicles parked or maneuvered on the property and their contents, except in cases of intent or gross negligence. Domestic authority If repairs are required immediately, it may be necessary for the landlord to enter the vacation apartment without the guest's knowledge.
Keys
If you receive a key beside the Nuki code, please do not hand it over. Any loss of the keys must be reported immediately, and the guest is liable for the amount of the replacement costs. Commercial photography/ videography/ illegal activities are not permitted.

Liability
The landlord is not liable for the valuables of the guest(s).
Parents are liable for their children and have a duty of supervision.
Check-in / Check-out
Arrival is possible from 15.00 contactless.
On the day of departure, we ask our guests to vacate the vacation apartment/vacation home by 10.00 a.m. at the latest.
On your departure, the vacation apartment/holiday home should be left as you found it. If the number of guests differs from the reservation, 50 euros per guest per night will be charged.
By booking the vacation apartment, we assume that the house rules have been accepted.
